The IICRC S520 Mold Remediation Process

Inspection & Air Sampling

Visual inspection plus baseline air sampling to measure mold spore counts by species before any work begins, establishes the clearance standard.

Containment

Negative-air containment barriers isolate the work area. HEPA air scrubbers run continuously to prevent cross-contamination to unaffected areas of the building.

Remove Affected Materials

Porous materials with active mold growth, drywall, insulation, carpet, are removed and double-bagged per IICRC S520. They cannot be cleaned in place.

Surface Treatment

Remaining structural surfaces are treated with EPA-registered antimicrobial agents. Hard surfaces like framing lumber are wire-brushed or sanded before treatment.

HEPA Vacuuming

All work areas vacuumed with HEPA-filtered equipment before containment is removed, captures residual spores that settled during the removal process.

Post-Remediation Verification

Clearance air sampling confirms indoor spore counts have returned to or below outdoor baseline levels. Containment only comes down after clearance is confirmed.
